A Trade Secret Shared with You - The Way We Work

To eliminate the legendary adversarial homeowner/general contractor budget relationship and turn it into a team dynamic, Ocean Coast has taken what the big guys know and passes that trade secret on to you. We employ a different approach than most residential construction and remodeling companies. 

Typically the homeowner is faced with financial decisions based on a cost-plus design. This can be difficult because the cost–plus scenario makes it hard to anticipate the budget needed for each phase of construction. In short, those companies using this methodology mark-up prices for products and services by percentages, which is not always transparent, nor standardized. And, the cost-plus method provides an incentive for the general contractor to increase the base cost of the overall project so the percentage of the higher base earns them more. This method often results to out of control budgets, inflated pricing, and the at odds homeowner/contractor relationship.  This is not satisfactory to Ocean Coast.


Ocean Coast operates in a transparent way by negotiating an up-front fee structure – reducing the potential of a negative budget-related relationship – that does not sacrifice quality or time.  We have taken the system used successfully in large-scale commercial construction and applied it to residential and multi-family projects.

 

We mutually agree on a set fee (not a percentage of the project) based on the size and complexity of the project, prior to commencement of the project. Therefore, our incentive is to keep your costs down, not rack-up higher costs so we earn higher percentages. Our goal is to complete the project within your budget and be transparent.

 

In addition, we put out open Request for Proposals to the subcontracting community. Ocean Coast obtains at least three bids for all trade work and products. We present these bids to you for decision with us. With our materials and contractors guidance, together we evaluate your options and make educated decisions. Each subcontractor and vendor is paid directly based on their bid price in a schedule defined by performance and percentage completed - resulting in an on-time on-budget project for you.
